Valuing office properties or office spaces is one of the core specializations of the real estate valuation department at Activ Property Services.
Over the years, we have prepared more than 300 valuation and revaluation reports for office properties, both through our in-house team and partner valuers across the country.
Purpose of the Report
Valuation reports for office buildings and office spaces are prepared for four main purposes:
- internal use;
- bank lending;
- financial reporting;
- taxation.
Sources of Information
For estimating market value in office valuations, the income capitalization method is generally the most widely used approach, as it requires a detailed understanding of the office market and market rents. Main information sources include market reports, published asking rents and specialist databases.
Office Valuation Price
The cost of valuing an office space differs from that of a development project. As with shopping centers, the number of tenants also contributes to the valuation fee. Indicatively, prices for office property valuations start from RON 1,950 + VAT and vary depending on complexity.
